Keep Airbnb. Add a booking page of your own.

Your Airbnb listing stays exactly as it is, and we charge nothing on what it books. Your own page, built and run for you, takes the guests who find you everywhere else, and no 15.5% commission comes off them.

Bookings are open across Newfoundland and Labrador, and tested with a real card: we booked our own page, paid with our own card, and refunded it. Seeing your own page first is free.

$35 a stay, only when a guest books and pays on your page. Nothing otherwise, and nothing on Airbnb bookings. What it adds up to with your numbers →

What we charge

$35 for each stay a guest books and pays for on your page. Never more than half of what Airbnb would have taken on that stay, and nothing in a month with no bookings on your page.

Each stay booked and paid on your page$35
Never more, on any stay, thanhalf what it saved you
A month with no bookings on your page$0
Bookings made on Airbnb$0
Stripe's card fee on each card booking, even in a free month (theirs, not ours)2.9% + 30¢

And never more in a month than this, however busy it gets:

CabinsMost in a month, all in
One$155
Two$240
Three$310
Four$360
Each one past four+$50

These prices are all-in. No tax is added on top. There is no setup fee and no contract, and the amount you start on is the amount you keep. Bookings you take by phone or e-transfer and enter on your page yourself cost nothing. We ask for your payment details when your first booking comes in, and charge you once your fees reach $100, or at the end of October.

Your guest's money never passes through us. It goes to your own Stripe account, and we bill you separately. The only other cost is the card fee, which is Stripe's: 2.9% plus 30¢ on a Canadian card, a little more on a card from outside Canada (Stripe's rates). Stripe takes it from each payment before it reaches you, and our statement shows it on every stay.

What it adds up to for you

Put in your own numbers. Everything we offer is counted: the per-stay saving against Airbnb, our $35 only when a stay books, the founding months, the first-in-your-region months and the referral month. Stripe's card fee is taken off, not hidden.

Stays guests find outside Airbnb only: the province's listing, your Facebook, past guests, the card in the cabin. Airbnb bookings stay on Airbnb and cost you nothing from us. A free month is your next month with a stay on your page, so none is spent on a quiet winter. The founding number is read live; the region months apply if nobody in your region is live before you.

Most cabins on the province's listing cannot take a booking there

498operators in the provincial tourism directory with no way to take a booking on their own site
329of them publish no online booking link at all
159send their own listing's traffic to a platform instead

Counted from every listing on the province's accommodation directory, not estimated. Meanwhile Tourism NL's own research puts an operator's own website first among the places visitors book — ahead of the rental platforms.

A Facebook message costs no fee, but it waits until someone sees it, and by then the guest may have booked elsewhere.

With your own page

The same Book Now points at your pageOn the province's listing, in your Facebook posts, on the card in the cabin.
The guest books at any hour and pays by cardYour Airbnb calendar is checked every few minutes, and again before a booking is confirmed, so no night is sold twice.
The money lands in your own bank accountThe card fee is Stripe's, about 3%. The guest's name and email stay with you. We are a Canadian company, and our $35 comes only when a guest books.

The same $700 booking $641.36 to youafter the card fee and our $35. In your months with no fees from us, $676.36.

The guest pays the same either way. About $50 more of each booking stays with you, and in your town.

What Airbnb takes now

Since September 15, Airbnb keeps 15.5% of every booking. On your own page the guest pays the same, card processing takes about 3%, and the rest is yours.

A $700 bookingYou receive
On Airbnb$591.50
On your own page, after the card fee$676.36
On your own page, after the card fee and our $35$641.36

About $50 more to you on that one booking, and about $85 in the months you pay us nothing. The guest pays exactly the same: $700 plus HST either way.

Full in summer? Your page is for the rest of the year.

If Airbnb fills your summer, keep it that way. From October to April the problem is an empty night, not a fee, and that is what your own page is built for.

Straight away: the province's Book Now points at you, a guest planning a February weekend sees your winter rates and open dates and books at any hour, and every direct guest's name and email stays with you for next season.

Over time: winter said out loud on your page, a note to your past direct guests when next year's trips get planned, and the drive from the airport for visitors from away.

On the mainland: we are based there, where most of the province's visitors come from. Ontario sent more visitors to the province in 2025 than anywhere else, 157,700 of them, and we aim to put our owners' pages in front of mainland travellers while they plan.

The timing is on your side: since 2011, spring vacation visits to the province have grown 148% and fall vacation visits 59%.

What you get

  • A page for your cabin on your own domain — photos, rates, the seasons you actually open, and a calendar a guest can book against.
  • Your own web address, included. Registered in your name once your page is set up, and yours to keep if you ever leave. Already have one? We will use it. Your one step: click the confirmation email from the .ca registry.
  • The booking completes on the page. Dates, guests, card, confirmation. No phone tag, no waiting until you are off the water.
  • No night sold twice. Your page reads your Airbnb calendar, and your Vrbo and Booking.com ones if you list there, every 5 minutes and again the moment a guest books, and never sells a night they show taken. You also get one calendar link to paste into each of them, so a booking on your page closes those nights there too. If a site still shows one of your page's nights open, we email you until it is closed.
  • Your guests stay yours. On Airbnb, a guest's email stays with Airbnb. On your page, every booking comes with the guest's name, email and phone, so you can ask them back next season.
  • The money goes to your Stripe account, not ours. BestKindStays never holds it and never touches it.
  • Your provincial listing repointed at your own page, so the visitor the province sends you ends up with you.
  • A card in our directory of places to stay that book direct, under your town, on the same terms as everyone: bestkindstays.ca.
  • It is run for you. Rates, seasons and photos change when you ask; nothing to install and nothing to log into.

Who it is not for

If you already take bookings on your own website, this is not for you and we will say so. A second page would only compete with your own for the same searches. Worth a conversation anyway: if your provincial listing sends guests to Airbnb, fixing that is usually worth more than a new page.

See one

Our first page is for a real place: Hideaway Chalet, by Islands' Villa, on Monroe's Pond near Lewisporte. It is being set up now, and takes bookings from the day its owner switches it on.

Worth looking at: the photos first, the full price with tax before anyone pays, and the drive from Gander Airport, measured rather than guessed. Open the chalet's page →

There is also a made-up one, Salt Kettle Cabin, on an invented headland with invented rates, showing the parts a first page does not have yet: a booking calendar, seasons, and the agreement a guest ticks before anything is held. Open the sample page →

See your own page first

We build a page with your cabin on it, so you can see it before deciding. It is free, and asking takes two minutes.

Seeing your page costs nothing, and nothing here asks you to buy anything. You decide after you have seen it.

$35 a stay, only when it books. Your Airbnb listing stays as it is.

Asking commits you to nothing: you decide, and if it is a no, you will not hear from us again. We never ask for your Airbnb login or password. We use only the photos already public on your listing, and take them down if you ask. Your preview is a link we send only to you, hidden from search engines. A person reads every one and replies within a day, and that person is originally from out the bay, in Central Newfoundland. We use these details only to reply about your cabin, never share or sell them, and delete them whenever you ask.

Rather talk? Call 709-500-4401 or send a text.

Not ready yet? Leave your email and we will let you know when bookings open. That is the only email you will get, and one reply stops it.

Rather write? desk@bestkindstays.ca

More we can do, when you want it

Every page comes with a starter kit, a print kit and a growth plan (see what they look like). Past that, we also take on bigger work for owners: print campaigns, Google, photos and words, full websites, and help paying for it through government programs, quoted per piece. It is part of what we do, and we would rather you knew it from the start.
